Spring 2021 Meeting

The HOA Board has met a couple of times since the last HOA Meeting in December and felt an update would be beneficial.

First, we would like to officially welcome two new families to the HOA - the Chilcoat and Eveland families.

General Business and Financial:

The HOA bank account balance: $26,210.43.Thanks to all of the timely dues payments. We have currently received 37 of 38 homeowner’s dues payment. Thanks to Bill Dichiser for implementing the email invoicing process, it has been a great way to save time, effort and money on sending out paper invoices. We are looking into ways to make electronic payment options available in the future. Board agreement to maintain $10K in reserves should significant issues occur in the future.

Key Accomplishments:

Email billing implementedSolar light and light pole installed at the pond gate entrance to reduce loitering (thanks to Drew Gustafson for providing the pole and the installation labor on the light)New pond "No Trespassing" signs created and installed at the pond in compliance with Insurance language requirementsMinor bed maintenance, mowing agreements with 2 vendors and chemical application 4x per year with Ryan Lawn.Pond water level is being monitored almost daily and appears to be rising. At this time pond drain repairs appear to be working properly. (If anyone notices any issues or has any concerns in this area, please make sure to notify the HOA board) - See (Asphalt Settled Below)

Work Underway:

Prior years non-for-profit filings under review (some federal tax filing compliance concerns have surfaced)Prior years tax filings may be incomplete and work underway to bring back into compliance. If anyone is a tax accountant, please reach out to Bill and Grant for inclusion in the subcommitting working this effort.Holes left by Spectrum at the main entrance have been reported to the city via OPCares website. 3 tickets filed with the inspector calling Spectrum but work remains open. Please feel free to open a complaint at this site as well to boost visibility.Water being turned back on at south entrance in preparation for sprinklersComplaints from Southern Lakes neighbors re: weed eating along fence line - this will now require ongoing maintenance to make sure it is under control and we are being good neighbors.

Capital Improvements:

Pond Drain repair looks to be working. Asphalt has settled. Working to get repaired via vendor or 3rd party if needed.Purchasing chemicals for the pond to maintain pond health. Additional bids being gathered on a pond aerator. Solar requirements driving the cost. To discuss at the May HOA member meeting.Additional bids being gathered on south and north entrance landscaping Dead tree removal at northern entrance (open item)Bids being gathered on south side signageBids being gathered on sprinkler repair and grass along southeast entranceHOA Board looking to devise a 3 year capital improvement plan as critical to spend improvement dollars in accordance with non profit guidelines
